The week in luxury: A map of Miami-Dade’s priciest condo sales

The beginning of September brought a small uptick in sales volume for Miami-Dade County’s condo market, though it’s largely remained in the same slow-but-steady holding pattern it’s been in for most of the summer. Even with the extra volume, not one condo broke the $2 million threshold last week.
The week’s priciest deal was the $1.475 million sale of a townhouse in the Courtyards at the Point complex in Aventura. Unit 54, boasting five bedrooms and five bathrooms, traded for roughly $409 per square foot after spending 201 days on the market. Anita Bigelman of Harding Realty had the listing.
Following that deal was unit 405 at the Pinnacle building in Sunny Isles Beach, which fetched $1.18 million after Alvaro Minor of Optimar International Realty had it on the market for 234 days. With three bedrooms and three bathrooms, this beachfront unit traded for $561 per square foot.
Close behind was the $1.15 million sale of unit 806 at the Carbonell condominium on Brickell Key. Douglas Elliman’s Michael Light had the three-bedroom, two-and-a-half bathroom unit listed for 160 days before closing at $591 per square foot.
After those top three deals, the remaining seven of Miami-Dade’s most-expensive deals ranged from $1.1 million to $818,000.
The county saw 195 condos trade last week, bringing in a sales volume of $55 million. That’s a slight boost from the previous week’s $50.3 million volume, despite 52 more units selling. Average prices were $282,065 per unit and $239 per square foot.
